What Happens After You Sign: A Walk Through the Selling Process

For people who haven’t sold a home in twenty or thirty years — or who have never sold one at all — the process can feel like a bit of a black box. You sign some papers, and then… what exactly happens?

We think demystifying this is one of the most genuinely useful things we can do. So here, briefly, is what the selling process typically looks like from the moment you decide to list.

Preparing the home. Before any sign goes in the yard, we work with you on presentation. This might mean decluttering, minor repairs, fresh paint, or professional photography. The goal is to put your best foot forward from day one.

Pricing and listing. We look carefully at what comparable homes in your area have sold for, what’s currently on the market, and what buyers are actively looking for. We set a price that’s honest, competitive, and designed to generate real interest.

Showings. Once the home is listed, buyers and their agents will request times to view it. We coordinate all of this, give you as much notice as possible, and handle feedback so you’re always in the loop.

Receiving offers. When an offer comes in, we walk you through it carefully — the price, the conditions, the proposed closing date. We explain every piece of it and help you respond strategically.

Conditions and closing. Most offers include conditions (like financing or a home inspection) that need to be satisfied before the sale is firm. Once conditions are removed, we move toward the closing date, when ownership officially transfers.
