Not all real estate agents are the same. We know that might sound self-serving coming from a couple of REALTORS®, but it’s genuinely true — and it matters more in a downsizing situation than almost any other kind of transaction.
Here’s why. Selling a home where someone has lived for twenty or thirty years is not the same as selling an investment property or helping a young family find their first place. It involves more emotion, more history, more family complexity, and more decisions that go well beyond the real estate itself. The right agent for this kind of move needs to bring more than market knowledge.
So what should you look for?
Experience with seniors specifically. Ask directly: how many seniors or downsizing clients have you worked with? What does that process look like with you? Someone who has genuinely done this work will have real, specific answers.
Patience as a core value, not a marketing line. Every REALTOR®’s website says they’re patient and caring. In a consultation, you’ll feel pretty quickly whether that’s real. Do they listen more than they talk? Do they ask about your situation or jump to their pitch?
Community roots. A REALTOR® who knows Cardston, Lethbridge, Raymond, and Magrath — who understands the local market and has genuine relationships in these communities — will serve you better than someone parachuting in from outside the area.
A team or network behind them. Downsizing often requires more than a REALTOR®. It requires movers, estate sale professionals, donation contacts, cleaners, and sometimes tradespeople. An experienced agent who has built these relationships saves you an enormous amount of time and stress.
